After many tries I was able to make use of weston-eglstream. Now after I run
weston-launch -- --use-egldevice the default weston desktop environment is launched. (Probably the fact that it took me many many tries was rather my incompetence but that's besides the point) And while weston running I can launch both native weston (like Midori) and Xserver (through Xwayland) applications from the built-in terminal .
Anyway now I have a few questions - first is there some DE environment I could use in place of the default one (which is quite cumbersome)? And second if I leave weston idle for a long time (no key pressed or mouse moved) - the screen became dimmed and wayland doomed. Pressing any key or moving the mouse doesn't un-dim the screen or does anything useful, switching to another tty and then back to the one running weston and boom the screen becomes dark. Any fix for that?
But most importantly (I just experienced this again) - how to launch a GUI application (either weston or most likely xserver) from different user then the one from which weston was launched. Like if I I'm User1 in the tty from which I type `weston-launch` - I can't launch a GUI (xserver) app from a terminal in which I'm root.

Weston *is* the DE. Well, sort of, it's more of a window manager than a full DE. But what you see is what you get. And you can't use anything else, because Nvidia only provided EGLStreams patches for Weston.
EGLStreams is a dead end anyway, Nvidia is now working with the open source community to create a new API that all compositors will switch to (that's the hope at least). But it might take months finalize this API. Until then, it's either Weston or you stay with X. Or use open source drivers, then your choice of Wayland compositors is a bit bigger, but the open source Nvidia situation is... not good. So staying with X is for now the most sensible thing if you use Nvidia graphics.
