To be fair, that PKGBUILD is pretty horribly outdated.
On the other hand, you're encouraging users to install packages outside of pacman, which isn't a great idea..
Ideally, you should contact the current AUR package maintainer, and get her/him to either update, or disown the package.
If they update, great, your tutorial becomes "1. download flightgear-git tarball, 2. extract flightgear-git tarball, 3. run makepkg on the extracted PKGBUILD, 4. use pacman to install the package built by step 3.".
I they don't upgrade, after two weeks you write to the AUR mailing list and request that they disown the package. You adopt the package, implement the changes you desire, and update your tutorial as per the previous paragraph.
Either way, everyone wins!

Yes. Some users have reported errors in it. A lot has changed since 2012, both on Arch and FG side.

No. The FlightGear build is done on a folder you desire. Mine is /home/junior/Documents/Games/FlightGear. All packages needed are installed via pacman, as you can see on my tutorial.

But it's been two years. I'm not sure the maintainer will continue updating.
Not to mention my tutorial doesn't say anything about "it's 100% required to do this way". Users are free to do either way they see fit. I like building as I described.
