Secondary monitor on HDMI loses it's mind

As the title says my external monitor absolutely loses it's mind when set as standalone primary on X11/Cinnamon, it's on an NVidia HDMI port. So specifically the laptop internal monitor is set to disabled in the Cinnamon display manager.

Losing it's mind:
I can't click on anything that doesn't result in a looooooong delay.
Response time seems to be diminished to 1 FPS

If I have the internal enabled either in extended or mirror mode there is no issue at all.

I have never witnessed any kind of shenanigans like this before.

Any ideas?

https://wiki.archlinux.org/title/PRIME#Reverse_PRIME - but disabling DRI3 will get you software rendering and DRI2 support is on the chopping block.
An alternative would be to skip the IGP and run the server on the nvidia GPU.
