Virtualbox hosty-only networking, impossible to set up

The issue is, whenever I try to set up host only networking in Virtualbox , I got an error message, and it is just not working.
This includes changing the IP address of the host-only adapter via GUI or CLI with vboxmanage, static or DHCP, none of this works.
Oh, I tried the CLI commands as root too, for the fun. Same result...

The message I get is:

NS_ERROR_NOT_IMPLEMENTED (0x80004001) - for DHCP
E_ACCESSDENIED (0x80070005) for static IP setting.

The only- not too elegant - way to work around this is setting the IP address of the host-only adapter manually form a console, as root (via ifconfig, or whatever else)

My user is in the vboxusers group
All virtualbox modules are loaded (vboxdrv, vboxnetflt,vboxnetadp)

Stock kernel, fresh virtualbox install (from the extra repo) with host-modules (arch) package installed.

There was an older thread suggesting to move to virtualbox-bin from AUR, tried that, did not help.

Any ideas?

Try firewall to block vbox from accessing the internet? Vbox isn't what it used to be anymore, not for a long time, anyway. I'd try VMWare, if I were you. Easier to install and setup than VBox.

I do not see how it relates to a local permission (or similar) problem.

You've already tried everything else I could think of and from what I can see, you wanna block VBox from accessing the internet. Firewalling it from the internet is one way.
Or, as I said, you could try with VMWare and stop wasting your time with VBox. As I also said VBox isn't what it used to be anymore. Nowadays it's too capricious. It feels like the devs are making it this way to make you give up on using VBox... You think you're the only one who has problems with it? I have a version that is supposed to work with my kernel but it doesn't. Neither does any of the next versions of VBox and kernels till date. On top of that each version of VBox is whinin' about a missing qtcore library which I have it installed in the location VBox is looking for it but the stupid VBox keeps whinin' about it missing. I had enough of it, installed VMWare and did what I wanted to do in the first place.

I do not want it to block accessing the internet. (That can be done by being a brute and removing the NIC)
I want to be able to set up host-only networking.
